DRAINAGE QUESTIONS / DIRECT ANSWERS

Useful Answers.
Before You Book.

What to ask, what to expect and how to choose the right next step.

Can You Unblock A Drain Without Excavation?

Commercial drain unblocking can often be carried out through existing access points using rods or suitable cleaning equipment. Excavation may be needed if a collapsed or severely displaced section prevents safe clearance. The initial assessment should explain the likely method, its limits and whether a camera inspection is needed before a repair is proposed.

Why Does Our Commercial Drain Keep Blocking?

Recurring commercial drain blockages can result from deposits that were not fully removed, unsuitable materials entering the system or a structural defect. An inspection after cleaning can help separate these causes. Keep records of the affected outlets and previous visits, and discuss whether grease management, planned cleaning or a targeted repair would address the findings.

Does A CCTV Drain Survey Find Every Defect?

A CCTV drain survey records visible conditions only in the sections the camera can reach and see clearly. Deposits, standing water, missing access and obstructions can limit the result. The report should identify these gaps and explain whether cleaning, another access point or a different investigation is needed before a firm repair decision is made.

Do I Need A Drain Survey Before Taking A Lease?

A commercial drain survey can be useful before taking a lease where you may accept maintenance responsibility for private drainage. Ask your solicitor or building surveyor what evidence is needed and agree the reporting scope before booking. Existing plans, accessible inspection chambers and any known drainage problems will help define a useful inspection.

Is Drain Jetting Suitable For Every Pipe?

Drain jetting is not suitable for every pipe in every condition. Fragile, collapsed or poorly connected sections may require inspection or repair before cleaning is attempted. The equipment and nozzle should match the pipe and deposits.

Tell us about known damage and previous lining so the proposed method can take those details into account.

Will Drain Jetting Stop Future Blockages?

Drain jetting can remove existing deposits, but it does not prevent new grease, silt or unsuitable materials entering the drain. It also cannot fix a structural defect. After cleaning, the findings should guide the next step, which may be improved waste handling, a planned cleaning programme or a CCTV inspection to investigate recurring trouble.

How Often Should A Grease Trap Be Cleaned?

Grease trap cleaning frequency should follow the manufacturer guidance and the actual rate of grease and solids accumulation. Busy kitchens and different menus can produce very different loads. Inspect the unit and keep cleaning records, then adjust the interval to its condition.

Waiting for odours or a blockage can leave the kitchen with avoidable disruption.

Can We Use Chemicals Instead Of Grease Trap Cleaning?

Grease trap cleaning removes retained material that treatment products may leave in the system. Do not assume an additive replaces physical cleaning or makes a discharge acceptable. Follow the unit manufacturer instructions and discuss any treatment product with the relevant wastewater adviser.

Kitchen waste handling and documented maintenance remain part of managing grease effectively.

Does Drain Repair Always Require Digging?

Drain repair does not always require excavation. Some defects can be treated through existing access using a patch or lining method, provided the pipe condition and layout are suitable. A collapse, significant displacement or poor fall may need replacement.

The proposal should explain the evidence behind the method and any limitations that will remain.

Can You Quote For Drain Repair From A Survey?

A drain repair quotation can often begin with suitable CCTV footage and a clear report, but surface access, depth and reinstatement still need consideration. Send the existing findings and explain how the area is used. Any assumptions in the quotation should be clear, along with circumstances that could change the method or cost.

Can Drain Lining Fix A Collapsed Pipe?

Drain lining generally needs an accessible host pipe with a suitable shape and passage for installation. A collapsed pipe can prevent that and may need excavation or another repair first. A camera inspection and site assessment should establish what is feasible.

Do not approve lining on the assumption that it will rebuild any missing or flattened section.

Will Drain Lining Close Off Branch Connections?

Drain lining must account for branch connections so the completed drain continues to serve the intended outlets. The proposal should identify known connections and explain how they will be protected or reopened where required. Completion inspection is useful evidence of the result.

Unmapped or inaccessible branches should be recorded as limitations before work is agreed.
